Our HMOs

Our Houses in multiple occupation (HMO), provide high-end, well-managed accommodation for young working professionals in Exeter.

We take great care to ensure both the safety and comfort of our tenants when designing each home. All our properties are managed in-house and we pride ourselves on selecting good friendship groups. So many of our tenants stay with us for several years.

What to expect

Our homes are finished and maintained to a high standard, providing comfortable high-end accommodation for groups of between four and seven individuals.

All the properties are licensed, meet today’s safety standards and are managed by Property Kitchen. Our kitchens are fully equipped with crockery, utensils, dishwasher, washing machine and tumble dryers.

Additionally there is fridge, freezer, storage, and cupboard space for each housemate. We have made our homes comfortable and homely by providing a 40” TV and sofa in the communal areas. All our houses are for non-smokers.

Frequently Asked Questions

Are all the bills included?

Yes. All utilities, Council Tax, TV license, broadband, communal space cleaning and gardening are all included in the rent amount.

What is the minimum contract length?

We offer a standard six month assured shorthold tenancy agreement. This becomes a rolling periodic tenancy after six months. The housemate provides one month’s notice to leave so the earliest this can be provided is at five months into the tenancy.

How much is the deposit

The deposit amount is equivalent to one month’s rent of the room being applied for. We send it to the deposit protection scheme called ‘mydeposits’.

What are the other housemates like?

We choose friendly working professionals who work hard, enjoy being sociable and have left undergraduate life behind them. Everyone is in their twenties or thirties.

What about maintenance issues?

We are always available to respond quickly to maintenance issues. We complete quarterly maintenance checks on each house. A 24/7 emergency call out number is provided on the notice board in each house for out of hours plumbing/maintenance emergencies.

What is the right to rent?

On February 1st 2016, Right to Rent legislation came into force meaning that all landlords now have the responsibility to check their tenants have the legal right to reside in England. This comes under the Immigration Act 2014, and failure to successfully carry out these checks holds serious penalties for landlords or their delegated letting agent. Property Kitchen will use your passport or other approved forms of ID to carry out a “Right to Rent” check on each person over the age of 18 applying for the property.
